Class-A Industrial & Self-Storage

We focus on two asset classes where our experience and relationships create a distinct edge: industrial real estate and Class-A self-storage across targeted Southeast markets. Our approach combines institutional investment rigor with deep local market knowledge to generate appropriate risk-adjusted returns for our partners.

Industrial Acquisitions

Acquiring existing industrial buildings (10,000 SF+) and development sites (4–10+ acres) across primary and secondary Southeast markets.

Self-Storage Acquisitions

Identifying and underwriting off-market and listed self-storage opportunities — from ground-up development sites and CofO deals to stabilized properties and multi-property portfolios.

Development

Ground-up and value-add development from site selection and entitlements through design, permitting, construction management, and lease-up — with hands-on principal oversight at every phase.

Financing & Capital Markets

Structuring optimal capital stacks including senior debt, mezzanine, and equity. We leverage institutional relationships with lenders and capital partners to maximize leverage and minimize cost of capital.

Asset Management

Active, hands-on asset management from acquisition through disposition. We monitor performance, drive NOI growth, manage operators, and position assets for optimal exit outcomes.

Where We Invest

Trident is active across the Southeast and Sunbelt — the fastest-growing region in the country and the most compelling environment for industrial and Class-A self-storage investment.

Atlanta Metro

Our home market. Deep relationships, extensive local knowledge, and an active deal pipeline across the greater Atlanta MSA — one of the most dynamic industrial and storage markets in the country.

Southeast & Sunbelt

Active across markets within a four-hour drive of Atlanta — Georgia, North and South Carolina, Tennessee, Alabama, and Florida — as well as high-growth Sunbelt metros presenting strong fundamentals for value creation.

Opportunistic Markets

We continuously evaluate key metros beyond the Southeast where supply-demand imbalances, demographic trends, or repositioning opportunities create the conditions for outsized returns.

Investment Criteria

What We Look For

We maintain a disciplined, criteria-driven approach to every opportunity we underwrite across both asset classes.

Industrial
10,000+ SF existing buildings or 4–10+ acre development sites
Both Asset Classes
Metro Atlanta and primary/secondary Southeast markets
Existing facilities and ground-up development sites

Why Trident

Institutional experience. Principal-led execution. A track record built across nearly two decades and multiple asset classes.

01
Nearly $1 Billion in Real Estate Experience

Our principal has led nearly $1 billion in acquisitions and development across self-storage, multi-family, retail, and mixed-use — projects over the last 20 years across the Sunbelt. We've seen market cycles, navigated complexity, and delivered results across the full spectrum of real estate investment.

02
End-to-End Expertise Across Every Phase

From contract negotiation and entitlements through design, financing, construction, lease-up, and asset management — we understand every phase of the real estate cycle. We know which consultants to hire, which risks to underwrite, and where deals break down.

03
Institutional Standards, Principal Accountability

Every Trident investment is overseen directly by the principal. You get institutional-quality underwriting and asset management with true ownership and accountability at every step.

04
Brownfield Experience Most Developers Don't Have

Brownfield redevelopment — contaminated or environmentally complex sites — requires a rare combination of technical knowledge, regulatory navigation, and creative problem-solving. Todd Addison has worked through it. Few developers at any level can say the same, and fewer still pair it with his depth across self-storage, industrial, mixed-use, and multi-family.

Who We Work With

We actively seek long-term partnerships with capital partners, developers, and property owners who value institutional-quality execution.

Family Offices

Small to mid-sized family offices seeking direct real estate investment exposure with experienced, principal-led management and full transparency.

Private Equity & Investment Firms

Real estate private equity firms seeking experienced development and acquisition talent on a co-GP, LP, or JV basis.

High-Net-Worth Investors

Individual accredited investors looking to place capital in institutional-quality industrial and self-storage with hands-on sponsor oversight.

Property Owners

Landowners and property owners in our target markets with sites suitable for self-storage development or existing facilities to sell or reposition.

"I engaged Todd Addison to manage the construction and opening of our Publix-to-self-storage conversion project in Lawrenceville and to handle the entitlements and design for our Savannah storage project. What impressed me most about Todd was his ability to think creatively and solve problems that would stop most developers cold. He understood every phase of the development process — from brownfields, entitlements and design through permitting and construction management — and he navigated each one with expertise and professionalism. If you are looking for a development professional who can handle real complexity and deliver results, Todd Addison and Trident are the real deal."

Fred Hand IV
Principal, Hand Properties Inc.

"I worked with Todd Addison at Jacoby Development on some of our most complex entitlement and development challenges, including the rezoning and tax allocation district negotiations for the former Ford Motor Company plant in Hapeville, Georgia, the Porsche Cars North America headquarters project, and an I-75 billboard entitlement and permitting. Todd's ability to navigate complex governmental processes — building consensus among stakeholders, anticipating objections before they became obstacles, and crafting creative solutions — was consistently impressive. He brought both technical expertise and genuine relationship skills to every engagement, making him effective with government officials, consultants, and ownership alike. I would confidently recommend Todd Addison and Trident to anyone working through a complex real estate development or entitlement challenge."

Armand Vari
Owner, AAVCO LLC

"I had the pleasure of working alongside Todd Addison throughout his tenure at Jacoby Development, where I served as Executive Vice President & General Counsel. In that time, I observed Todd tackling complex real estate development challenges — including the acquisition and entitlement of the former Ford Motor Company assembly plant in Atlanta, the 530-acre Kona Kai Ola mixed-use development in Hawaii, preliminary development of the ONE Daytona project across from Daytona International Speedway, headquarters negotiations for Porsche Cars North America, and the proposed OFS site acquisition. Todd brought a rare combination of creative problem-solving, deep knowledge of the full development process, underwriting, and exceptional interpersonal skills to every project. He consistently found paths forward on issues that stumped others, and he did it with professionalism and integrity. I would strongly recommend Todd and Trident to any owner, investor, or institution looking for a trusted and highly capable real estate development partner."

John Borden
President, Harvest Capital Group

"I served as in-house counsel at NADG while Todd was on the development side, and we worked closely together on the projects he managed. He handled development and I handled legal — municipal agreements, easements, purchase agreements, lease language, utility deals — and he never let the complexity stall the deal. He was patient when he needed to be, creative when it mattered, and genuinely easy to work with across the board. I would recommend him without hesitation."

About Trident

Todd Addison, Principal & Founder, Trident Real Estate Investments

Todd Addison

Principal & Founder

Todd Addison is the founder and principal of Trident Real Estate Investments. A mechanical engineer by training, Todd began his real estate investment and development career in 2006 and has since led nearly $1 billion in acquisitions and development across industrial, self-storage, multi-family, retail, single-family lot development, and brownfields.

His institutional experience includes senior leadership roles at NADG and Jacoby Development — two active real estate investment and development platforms in the Southeast. In these roles, Todd led the full cycle of real estate investment: contract negotiation, due diligence, entitlement approvals, design and permitting, financing, construction management, lease-up, and asset management. He also conceptualized and underwrote industrial development opportunities at both firms.

Having worked across markets from Tucson, AZ to Norfolk, VA, Todd brings a uniquely cross-market perspective to each investment — understanding how to navigate diverse markets, governments, and partnerships to achieve win-win outcomes for investors and communities alike.

Todd is based in Roswell, Georgia.

Development Consulting Services

Most real estate projects fail not from bad ideas — but from a lack of senior-level execution at the critical moments. TREG exists to fill that gap.

01
You have a project but no one to run it.

Development is a full-time job that most investors, landowners, and small developer teams aren't staffed to manage. Hiring a full-time senior executive for a single project doesn't make financial sense — but leaving the project unmanaged is a faster path to cost overruns, delays, and failed entitlements.

02
You're entering markets and processes you don't know.

Every Southeast jurisdiction has its own zoning rules, approval timelines, and political dynamics. Without relationships on the ground — with planners, engineers, and contractors — you're flying blind on timeline and cost. One missed variance or underestimated utility conflict can kill a project's economics.

03
Your project is stuck and you don't know why.

Entitlements are stalled. The design team isn't coordinating. A contractor submitted a change order that doesn't make sense. These are inflection points where projects either get back on track — or quietly bleed money until they don't. What's needed is a principal who has been here before and knows exactly what to do.

TREG is the solution. Todd Addison functions as your fractional senior development executive — available on a project basis, without the overhead of a full-time hire. With 20+ years managing every phase of complex development across the Southeast, clients get a seasoned principal, not a junior project manager.
